Staging Tips

Staging a home can make it look more inviting to potential buyers. One way to stage your home in a more interesting, appealing way is to include seasonal decor. As we are in the midst of fall, our real estate agents are excited to share a few seasonal home staging tips. Follow one of these tips, or follow them all – they'll make your home even more lovely.

  • Keep the Landscaping Tidy
    As fall rolls in, it's tempting to cut back on landscaping maintenance. However, your lawn will look tidier if you keep mowing it occasionally throughout the season. Also, make sure you keep leaves raked up. Trim back any overgrown bushes, and dead-head flowering perennials in your garden beds.

  • Add Some Cozy Drapes
    Replace any flowing, summery drapes with thicker, cozier ones. Fleece drapes not only add a sensual fall vibe to your home but can also help keep the space warmer. If your windows are older, cozy drapes can help prevent drafts so potential buyers don't get a chill when walking through the home. 

  • Set Out Seasonal Potpourri
    A bowl of potpourri that is scented with cinnamon, nutmeg, and cloves can add a subtle, fall scent to your home. Consider placing the bowl near a heat vent. The warm air will encourage the scent to waft through the home. 

  • Display Seasonal Throw Pillows
    A few throw pillows on a neutral-colored sofa or armchair can make your living room feel more seasonally aligned. Don't go overboard with patterns, as they might make the space look too busy. Instead, look for a few solid-colored burnt orange, mustard yellow, or sage green throw pillows.

  • Put a Basket of Apples on the Table
    Find an attractive wicker basket, and fill it with ripe, red apples. Toss in a few yellow ones for some color variation. Display this basket on your dining room table. Fall is apple season, and they will remind people of other cozy, fall treats like apple pies, apple cider, and apple donuts. Yum!

  • Change Your Heat Filters
    Changing your HVAC filter is important for the longevity of your HVAC system. However, changing the filter can also make your home smell fresher. You might be nose-blind to dusty odors from a dirty filter, but potential home buyers will smell them. 

  • Display Some Candles
    You may not want to have candles burning when potential buyers are walking through the home. However, simply displaying a few fall candles can give the space a cozy vibe. Look for ones with seasonal scents such as pumpkin pie, apple cider, cinnamon, and chai.

  • Purchase Some Potted Mums
    Mums are the classic fall flower. They are hearty against the cold, and their muted colors create a gorgeous ambiance. You don't have to go through the trouble of planting them in your garden bed, either. A potted mum to either side of your porch stairs will add a lovely autumn vibe.

  • Put Blankets Over Chairs
    Look for a few fall-colored throw blankets. Small ones are perfectly fine in this case. Toss a blanket over the back of each chair in your living room or dining room. This will not only add pops of fall color to the space but will also make the room feel cozier.
