Lighting Upgrades

No home makeover is complete until you upgrade the lighting. Proper lighting choices can set the ambiance, change the mood, and help highlight a room's design. Plus, why settle for outdated and inefficient lighting when the fun, functional options out there are unlimited? With the right pendants, recessed lights, lamps, task lights, sconces, and flush mounts, you can purposefully give your rooms an entirely new look. Here are our real estate agents' tips for transformative room-by-room lighting upgrades.

  1. In the Kitchen
    Cooking, baking, cleaning, and gatherings can benefit from careful consideration of task and ambient lighting. When it comes to your kitchen, lighting should set the mood and help you see properly for all your food preparation. Think in particular of under-cabinet lighting that can illuminate your countertops while you work without relying on an overhead light that casts shadows. Light the dark corners of your kitchen like counters, pantries, shelves, cupboards, and counters. These areas become more beautiful and functional when properly lit. Pendant lamps above kitchen islands, breakfast nooks, and kitchen sinks can be a fun and functional upgrade.


  2. The Bathroom
    With an emphasis on personal grooming, the bathroom requires proper lighting placement. Most bathrooms have a central ceiling-mounted fixture and over-the-mirror strips of lights that cast odd shadows. You can replace those with recessed light in the ceiling and vertical wall sconces on the sides of the mirror. Alternatively, you can install vanity lighting around your mirror to cast the perfect amount of light and create a soft glow. 


  3. Living Rooms
    As an area where people spend a lot of time and engage in a wide range of activities such as watching TV, chilling after work, having conversations, hosting friends, or playing board games, the living room is incredibly versatile. As such, you should consider making your lighting as adaptable as the room. The concept of layering light works great in the living room. Table lamps are great, but adding a big floor lamp, oversized pendant, or large lantern can create a great focal point.

  4. In Hallways and Along Staircases
    Staircases often form the main focal point in a hallway, but dark ones aren't safe. This offers great opportunities for fun, dramatic, and practical lighting. To begin with, the space above a staircase is a perfect place to add sparkle and visual interest with a show-stopping chandelier. You can also layer your lighting and bring a dramatic effect to your hallways and stairs with inset floor-level lights, LED strips, and wall lights. If you want to focus on the stairs, LED strips underneath individual stair treads can bring that noticeable difference you're going for. LED lights are a good choice because they're inexpensive to burn, cool to the touch, and have a lifespan of 10 or more years.

In general, when you are planning to install new lighting fixtures in your space, it's best to:

  • Install layered lighting. Go for general lighting (pendant or overhead), ambient lighting (decorative sconces or candles), and specific lighting (table or task).
  • Incorporate reflective surfaces such as metallic finishes, glossy floors, and mirrors.
  • Choose the right shade for fixtures.
  • Install smart lighting, energy-efficient lighting, and dimmers.

Waffles in Richmond

Every once in a while, a holiday comes along that we can really get behind. Did we mention that National Waffle Week is this week? It's the first full week in September, and we are ready to celebrate! 

Our real estate agents love Richmond for a lot of reasons—the culture, the nightlife, the music, the rich history, and scenic beauty—but at the end of the day, the thing that might stand out the most is the food. With that in mind, let's all take a tour of some of the Richmond area's best brunch spots in honor of National Waffle Week!

  1. Aunt Sarah's Restaurant - 9010 Brook Rd, Glen Allen, VA 23060
    Sometimes, there's simply nothing that beats a classic diner breakfast. When that's what you're in the mood for, head to Aunt Sarah's Restaurant. Breakfast is offered up all day, including hearty waffles served with bacon and a generous scoop of homemade mashed potatoes. Sarah's has two locations, one on Broad Street in Richmond and another in Glen Allen, just around the corner from these Glen Allen homes for sale

    It's as if an old school New York-style deli somehow wandered its way south, made it to Virginia, and decided to stay. Family owned and operated since 1990, Boychiks Deli serves some of the best bagels south of the Mason-Dixon Line, and you can even get yours with generous portions of lox, onions, and cream cheese, just like in NYC. The menu is rounded out with all the classic breakfast and brunch staples, from Belgian waffles and French toast to omelets and egg sandwiches. 

  6. Edna's Country Cookin - 3268 S Crater Rd, Petersburg, VA 23805

Summer Fire Pit

There's no better way to spend a summer evening than gathering around a fire pit with a refreshing beverage, your friends and family, and everything you need to make tasty s'mores. 

A fire pit makes an excellent addition to any property on the list of Richmond homes for sale. If your home is lacking a fire pit, consider creating your own for a custom look. Make your backyard fire pit enjoyable and safe with these tips below.  

  1. Set Your Budget
    Building your own fire pit is a fantastic way to save money. However, depending on the design, the project can cost you anywhere from a few dollars to a few hundred dollars. Before you get started, decide how much you want to spend on your DIY fire pit. If you're on a tight budget, you can still build a gorgeous firepit. Look around your property and see what items you can repurpose. Old pavers, cement blocks, or retaining wall bricks are perfect materials for building a fire pit. Just a layer of sand to hold the pavers in place. Or, if you have an old koi pond, you no longer use, remove the water and transform it into a fire pit. Just make sure that the rocks in the pond are non-combustible. Should you have a little wiggle room in your budget, there's no limit to the design possibilities for your fire pit. Use concrete and mold to cast an inviting fire pit, or add glass walls to a metal planter for a contemporary look.
  1. Decide on Your Preferred Fuel Source
    Another detail to keep in mind is what kind of fuel you'd prefer to use. If you have your heart set on a wood-burning fire pit, you'll want to check that your fire pit's design provides ample space for the logs and allows enough airflow for the fire to thrive. Gel fuel canisters are another popular fuel source for DIY fire pits. These canisters are available at many home improvement stores and retailers that sell home goods. A benefit of these canisters is that you can use them to customize the appearance of the flame. Just add more canisters for a larger flame. They also work well in smaller fire pits. You can add stones or glass rocks to use with the gel fuel canisters to customize the aesthetics of your fire pit.
  1. Make Sure Your Fire Pit is Safe
    While our real estate agents know the value that a lovely outdoor space can add to a home, it's important that these spaces are safe for your family and your home. Fire pits should be at least 10 feet away from your home or any outside buildings. Make sure the fire pit is in an open area clear of trees, vegetation, or brush. If you plan to house your fire pit on your deck, you'll want to add a fireproof mat underneath the fire pit if you prefer a wood-burning fire pit. This will prevent the flames from damaging your deck or catching it on fire. Or, you can stick with gel fuel canisters that are considered safe for deck usage.

Open and Closed Floor Plan

Home design trends are fun to stay updated on, which is why there are so many TV shows dedicated to highlighting them! But seeing a trend take shape on a home renovation show is different from considering it as a prospective homeowner. Open floor plans have cycled in and out of fashion for quite a long time, and according to The Spruce, the most recent trend started in the 1990s. If you're considering homes built after 1950, you'll probably see a few open floor plans among the Richmond homes for sale. Determining whether they are right for you involves paying attention to several key factors. 

Mix and Mismatch

Open floor plans work best when the decor scheme is consistent, or at least harmonious, between spaces. A farmhouse kitchen and a shabby chic dining room will work well together, but if your coffee table is glass and chrome and your kitchen table weathered wood, the lack of a wall between the two will make that contrast jarring. This includes major appliances, so if you have a chrome refrigerator that you love, it may wind up influencing the look of the entire first floor. A closed floor plan creates a mental "reset" as you move through doors to new rooms, so if you have very different styles for different rooms, a closed floor plan might be for you. If you have an eclectic style, or if your preferred style is consistent throughout your home, an open floor plan is a great way to show that off. 

The Family That Stays Together

If you have children, floor plans affect family life in distinct ways. The flow of sound in the household isn't broken up by doors, which may not be the best situation when you're trying to get a toddler to nap so you can make a phone call. Some open floor plans have closed kitchens, which can be crucial to the safety of very young children. Older kids and teens may want privacy. But opening up a floor plan can also encourage the family to interact more. You may get to hear more about your teen's day at school besides the fact that it was "fine." But if you need to tiptoe backward out of the nursery so you can finally watch a movie, a closed floor plan is best. 

Over the Overflow 

Without walls and doors to break up a space, everything moves freely. This can include heated or cooled air into spaces that aren't being used, dust into far corners, and various household items into spaces where they don't belong. For large homes with young children, keeping heating and cooling costs down while maintaining an organized home could be challenging. But if your dream home is small and you keep clutter to a minimum, an open floor plan can be an excellent choice.

Richmond Nurses

The events of the last several months have highlighted the indispensable role nurses play in all our lives. Nurses are sacrificing so much to give others in the community the care they need during the coronavirus pandemic. They are truly our local heroes on the frontline of this crisis.  

While nurses always deserve a huge thank you, National Nurses Week is the perfect time to do so. National Nurses Week is observed every May 6 through May 12, coinciding with the birthday of Florence Nightingale on May 12.

Donate Homemade Masks in Richmond

COVID-19, also known as the coronavirus, has altered our lives in unimaginable ways. All of our families, friends, and neighbors in the RVA have had to face dramatic changes to their lifestyles, one of which includes now wearing protective equipment when we leave the house. According to the CDC, most individuals should wear face masks when walking through public spaces.

While N95 masks or surgical masks should be used by medical professionals only, all other individuals should use cloth masks, which include homemade masks. These masks are surprisingly easy to make and are a fun arts-and-crafts project to take on while we're all sheltered in our homes during social distancing mandates.

How to Make a Mask for Coronavirus

In addition to washing our hands frequently and keeping at least six-feet between ourselves and others in public, wearing a face mask over our noses and mouths in public will also slow the spread of the coronavirus. Homemade masks can be effective in preventing the spread. However, the right methods must be used. Because the coronavirus is tinier than other bacteria, not all fabrics can trap it. The virus seems to attach itself to water droplets that come from our nose and mouth, which means these droplets containing the virus can be blocked with a simple fabric like cotton.

HOA Pros and Cons

While showing our clients the best Richmond homes for sale, many of our REALTORS® have gotten questions about HOAs.

An HOA – Homeowners Association – is an organization that oversees property maintenance and special amenities for a particular group of homes. HOAs can be established in an average neighborhood, but you will usually find them in planned communities and some apartments.

Before you move into an HOA home, you need to meet with a representative. That person will go over the guidelines contained in a document called the Declaration of Covenants, Conditions, and Restrictions. This spells out what residents can and can't do.

Naturally, there are pros and cons to the decision to move forward:

Pros of an HOA

  1. More Responsive Maintenance
    A significant portion of HOA fees goes back into the property, including all types of maintenance. Residents are not responsible for maintaining the grounds, usually get lawn care, and might even have certain repairs on their own homes performed at a discount or for free.
  2. Better Home Amenities
    HOA neighborhoods tend to have "centerpiece amenities" to make them attractive to prospective residents. For example, they may have a pool, golf course, or clubhouse. All of these are maintained out of the general HOA fund and kept available for you to use.

Buying and Selling a Home

Buying and selling a home at the same time is essentially doing two jobs at once. Coupled with other life obligations, you will have a lot on your plate. While our real estate agents know it seems like a daunting challenge, the following tips can help you sell your home, buy a new home, and stay balanced.

  1. Study the Market
    Timing is critical, and you should have a solid understanding of prevailing market trends where your home is located and where the home you want to buy is located. This can help you position your home to sell so you won't have to wait to buy a home where you want.

  2. Secure Funds for a Down Payment
    Apply for a home equity line of credit (HELOC) before you list your home. This will give you access to funds you can use as a down payment. Alternatively, build up your savings, or speak with your bank about a bridge loan.

  3. Be Ready to Make a Contingent Offer
    If you find the home you want before you selling, then you may want to broach the subject of a sales and settlement contingency with the seller. This allows you to put an offer on a home with a first-right-of-refusal if the seller accepts your offer. Ideally, you will want to wait until you have an offer on your own home and then discuss a settlement contingency that allows you to buy the home when your home is sold.

Tuckahoe Plantation - Napier ERA

Living in Richmond, VA, means you don't have to look far to find history all around you. Some of America's most compelling historic sites are a mere stone's throw from many Richmond homes for sale.

One of those sites is Tuckahoe Plantation. Less than 30 minutes from the heart of Downtown Richmond, this incredible 18th-century historic plantation is one of the best-preserved structures from its era in Virginia. It was also the boyhood home of future president Thomas Jefferson. 

Formative Years

A picturesque house set on a rambling estate in Goochland County, Tuckahoe was originally built for the Randolph family around 1712. Additional construction between 1730 and 1740 expanded the home to its current configuration – a unique H-shaped floor plan rarely seen in its time – and made space for William Randolph's wife and children.

After Randolph's death in 1745, the home was passed to his cousin, Jane Randolph and her husband, Peter Jefferson. Together they moved to Tuckahoe with their four children, including two-year-old Thomas.

With thousands of real estate agents in the Central Virginia area, it's tough for any one agent to win an award from the Richmond Association of Realtors. That's why we're absolutely delighted to announce that Napier agents were honored four times at the recent Richmond Association of Realtors at the 2018 RAR Awards and Officer Installation.

David Hamil

Our first congratulations goes to David Hamil, winner of the 2018 LaVerne A. Boschen, Jr. Outstanding Educator of the Year Award for his commitment to education for the Richmond Association of Realtors. David works through the association to train and certify that all agents are up to speed on new regulations, legal requirements and a host of other requirements that any agent licensed in Virginia must adhere to. David has been a member of the Napier team for almost 18 years, having managed two of our offices (Mechanicsville and West End) and is now an associate broker at our West End office now. Thank you, David, for your years of service and dedication to teaching Realtors in our area.

Named for her outstanding commitment to community service is the managing broker of the Napier ERA Tri-Cities office, Libby Gatewood. Libby has been a licensed real estate sales associate in the Commonwealth of Virginia since 1979 and obtained her broker license in 1982. She is a licensed certified residential appraiser and a licensed real estate instructor. In addition to serving Napier agents and clients in the Colonial Heights, Petersburg and many other tri-cities communities, Libby is very active in serving her community through the Virginia Breast Cancer Foundation and other charitable organizations. Libby received the C. Porter Vaughan, Jr. Outstanding Service Award for her faithfulness to the principles of organized real estate and community involvement. Libby was also inducted as the Vice President of the Board of RAR for 2019. We offer our congratulations and thanks to Libby for all that she does for breast cancer awareness and research as well as the commitment you have to upholding and enhancing the values of Realtors.

Last but certainly not least, a hearty congratulations to Dianne Long, winner of the coveted Realtor of the Year award! One more note for this special night is for Cory Metts, who was accepted into RAR's distinguished Leadership Academy. Central Virginia Turkey Trots Family Fun
The Thanksgiving "turkey trot" is an annual tradition our real estate agents love – and we're not the only ones. Plenty of area families sign up for a turkey trot each year. It's a great way to earn that extra slice of pumpkin pie! Luckily, there are plenty of options across the Richmond area.

The turkey trot is the most popular racing trend in America. In 2015, Thanksgiving became the single busiest day of the whole year to run a race, finally unseating the Fourth of July. Believe it or not, the turkey trot tradition goes all the way back to 1896.

That's right – 1896!

The first turkey trot ever took place in Buffalo, New York and was hosted by the local YMCA. While there were only six participants in that original race, today's turkey trots attract hundreds!
