Preparing for a Virtual Home Tour

With kids home from school for the foreseeable future, parents in Richmond are wearing many hats these days! In particular, parents getting ready to list a home have extra obstacles to face.

Potential buyers are utilizing virtual tours to view properties in the Richmond area to help narrow down their home search. While they might not be seeing your home in person, staging your home is still a must. 

The following tips from our real estate agents can help you stage your home for virtual tours without causing too much disruption.

  1. Box Up the Extra Toys
    Children regularly play with less than half of their toys. Have your children choose which of their toys they want to keep out, and which toys they want to pack up for the move. Ideally, you will want to clear the rooms of more massive toys such as dollhouses, playsets, and other items that dominate their bedroom or playroom.
  2. Invest in Storage Containers
    Keeping your children's toys in storage containers will help keep their bedrooms, and your home, neat and tidy. This will make it so you can show off storage space in a neat and organized way. These storage containers can be repurposed at your new home to keep that space orderly.
  3. Repaint the Rooms
    If your children's rooms are brightly colored, it is advisable to repaint the room in a neutral color. Neutral colors make it easier for prospective buyers to visualize their personal uses for the room.
  4. Tackle the Cleaning
    It's always a challenge to keep a home clean when you have children. It's even harder with everyone being cooped up. Staying on top of the cleaning and clutter will make this less daunting. Take one day to tackle your spring cleaning and then do touch up cleaning throughout the week to keep your home looking spotless and camera ready.
  5. Fun Incentives
    If your kids are old enough to understand that you're getting ready to sell the home, enlist your children's help in keeping the house clean. Let them know when virtual showings will be happening. Make it a game or offer them rewards for doing chores like wiping down countertops, sweeping floors, putting their laundry in the basket, etc. Possible incentives you can use to help get them involved in the action include video game time, takeout from a favorite restaurant, or a small allowance. 
  6. Get Rid of Your Clutter
    One of the best ways to get kids to declutter their rooms is to lead by example. Have your children help you sort through the cabinets, pick through your closets, empty the garage, etc. Seeing you do what you are asking them to do will make them enthusiastic helpers.
  7. Limit Activity Areas
    You might be trying to find new ways to keep your kids entertained at home, and some of these things might get a little messy! Whether it's a science experiment or an art project, some of these entertaining activities might come with a bit of extra clean up. Limit these messier projects for a designated area, like a certain table or play area. This will limit the clean up to one specific area before your virtual showing.

HOA Pros and Cons

While showing our clients the best Richmond homes for sale, many of our REALTORS® have gotten questions about HOAs.

An HOA – Homeowners Association – is an organization that oversees property maintenance and special amenities for a particular group of homes. HOAs can be established in an average neighborhood, but you will usually find them in planned communities and some apartments.

Before you move into an HOA home, you need to meet with a representative. That person will go over the guidelines contained in a document called the Declaration of Covenants, Conditions, and Restrictions. This spells out what residents can and can't do.

Naturally, there are pros and cons to the decision to move forward:

Pros of an HOA

  1. More Responsive Maintenance
    A significant portion of HOA fees goes back into the property, including all types of maintenance. Residents are not responsible for maintaining the grounds, usually get lawn care, and might even have certain repairs on their own homes performed at a discount or for free.
  2. Better Home Amenities
    HOA neighborhoods tend to have "centerpiece amenities" to make them attractive to prospective residents. For example, they may have a pool, golf course, or clubhouse. All of these are maintained out of the general HOA fund and kept available for you to use.

That's why we're absolutely delighted to announce that Napier agents were honored four times at the recent Richmond Association of Realtors at the 2018 RAR Awards and Officer Installation.

David Hamil

Our first congratulations goes to David Hamil, winner of the 2018 LaVerne A. Boschen, Jr. Outstanding Educator of the Year Award for his commitment to education for the Richmond Association of Realtors. David works through the association to train and certify that all agents are up to speed on new regulations, legal requirements and a host of other requirements that any agent licensed in Virginia must adhere to. David has been a member of the Napier team for almost 18 years, having managed two of our offices (Mechanicsville and West End) and is now an associate broker at our West End office now. Thank you, David, for your years of service and dedication to teaching Realtors in our area.

Named for her outstanding commitment to community service is the managing broker of the Napier ERA Tri-Cities office, Libby Gatewood. Libby has been a licensed real estate sales associate in the Commonwealth of Virginia since 1979 and obtained her broker license in 1982. She is a licensed certified residential appraiser and a licensed real estate instructor. In addition to serving Napier agents and clients in the Colonial Heights, Petersburg and many other tri-cities communities, Libby is very active in serving her community through the Virginia Breast Cancer Foundation and other charitable organizations. Libby received the C. Porter Vaughan, Jr. Outstanding Service Award for her faithfulness to the principles of organized real estate and community involvement. Libby was also inducted as the Vice President of the Board of RAR for 2019. We offer our congratulations and thanks to Libby for all that she does for breast cancer awareness and research as well as the commitment you have to upholding and enhancing the values of Realtors.

Last but certainly not least, a hearty congratulations to Dianne Long, winner of the coveted Realtor of the Year award! Winners are chosen based on their faithfulness to principles and laws of organized real estate, efforts to encourage good real estate practice among other real estate brokers, time spent with press and general public explaining the real estate profession, as well as their work with the Richmond Association of Realtors, the Virginia Association of Realtors, and the National Association of Realtors. Winners are also chosen on the basis of involvement in community affairs and their business accomplishments. Dianne has served on several committees and is a past recipient of the RAR Lifetime Membership award and Outstanding Sales Associate of the Year award. A Napier agent for more than 30 years, Dianne is known for serving with class, commitment, and a smile on her face. Congratulations, Dianne, for this prestigious award and thank you for contributing to Central Virginia's real estate market for many years. We are blessed to have you on the Napier ERA team.

One more note for this special night is for Cory Metts, who was accepted into RAR's distinguished Leadership Academy. Cory is an alumnus of Longwood University and stays very active throughout the Central Virginia area in his work with the Young Leaders Board of World Pediatric Project, the YMCA board, and CAPITAL& Career Accelerator.
