Bathroom Vanity

Updating a bathroom is one of the most surefire ways to add value to your home. Fortunately, you don't have to break the bank to update your bathrooms. Instead of updating your entire bathroom, turn your attention to your bathroom vanity! Whether you're selling your house or just planning on enjoying the updates yourself for a while, here are a few suggestions from our real estate agents for giving your bathroom a facelift while still staying within your budget.

  • Paint the Vanity
A coat of paint is the fastest, easiest, and often the cheapest way to give your bathroom a facelift. Bathroom vanities are typically not very big and usually against at least two walls, meaning you don't have much surface area to paint for this quick upgrade. Black is a striking color for a bathroom vanity, depending on your color scheme, or go a different route and turn your vanity into a pop of color. Distressing and crackle finishes offer ways to add an additional level of interest. Be sure to plan your entire mini remodel before painting, as a newly-painted vanity, along with a bunch of other easy updates, can give your bathroom an entirely new look.

  • Replace Cabinet Hardware
The best way to paint your vanity's cabinet doors is to remove them entirely, but don't put them back on quite yet! This is the perfect time to replace your dated cabinet hardware as well. Shop around for a modern style and finish that will blend with your intended overall look.

  • Replace or Refinish the Countertop
Even if you're updating your bathroom on a budget, it doesn't hurt to price out modern countertops, and you might be pleasantly surprised: Bathroom vanities typically have a small amount of counter space, so it might not cost as much as you think. A new counter in a more modern material is a great way to top off a newly repainted vanity. If you can't afford the replacement counter, there are a variety of ways to update the existing one, such as paint, tiling, or even creating a faux concrete countertop.

  • Update the Fixtures
Once you've repainted your cabinets and replaced or refinished your countertop, your outdated fixtures are bound to look a little shabby in comparison. Fortunately, new sink fixtures aren't typically very expensive, making them an affordable way to complement your new vanity's style. Look for something modern and classic but not too trendy, as you don't want it to become dated again too quickly.

  • Upgrade the Vanity Lighting
It's not strictly related to your bathroom vanity, but while you're updating this area of your bathroom, it's worth updating the lighting fixture too. It's no secret how important lighting is, both to your decor and to your buyer's perceptions, if you are listing your home for sale.

Updating your bathroom can be fairly easily and cheaply done with just a few surface improvements, and updates like these tend to make a big impression on potential buyers looking at Richmond homes for sale. For more information about what updates sell the best in today's market, contact us today.
